The fact is that Broadway is a backwater from So Far so Good to the railroad. The east side consists of the rear of the Atlantic avenue stores,a power substation and a drive -in bank.The other side has the white building and a parking lot. This is not a desirable area for retail shopping. If it were,the white building would have secured retail tenants years ago. The renovation of the feather factory to an office use will have a very positive effect on this section. There is however a downside to this situation. The building will require parking for employees and visitors. That underscores the fact that the village officials must consider the expansion of parking facilities in the downtown district. This issue must be resolved if the district is to remain commercially viable. A dollar store at the white building only exacerbates the problem.

And until recently...all of Broadway from Merrick to Staudermann...was backwater. Note the changing tide...businesses are developing and growing. Granted a sub-station may not be pretty to look at... but it is necessary. But also please list all the businesses located on both sides of Broadway. The businesses on the east side of Broadway count.

Whatever goes in that building has zero parking and must rely on the village lots. However your push against the dollar store is indeed trying to play on racial fears. For your current argument basically states thaty other than a small office with 1-2 cars nothing should go into that building due to the limites parking it provides. In addition you ignore the question as to what type of business you want to bring in and how SPECIFICALLY you are going to lure these businesses in. The parking is a problem but you have yet to start to think past that. The other white building is an albatross down there with the owner still holding onto it. You also forget about the medical facility that has drawn its own crowd of people to rehab. We are more than willing to listen to your plans- but all you put forward is complaints.

Citibank and So Far are long term fixtures that add to the success of the downtown. After that,the west side of Broadway is a dead zone. I hardly think a dollar store is in the same catagory as these other establishments. The area is not conducive to a retail presence. It has been noted that there are other dollar stores in the area. I doubt that people will travel to this location. I would not expect much foot traffic at this location. Of course, no one except Mr. Shake-A-Paw expected that store to be a success. Let's wait and see. As for a second anchor store, that will not happen without additional parking. We must remember that people no longer shop in downtowns for their everyday needs. They go to the mall or Costco and BJ's. People go to their downtown for specialty items, last minute things, services and entertainment/ dining. That is the key to a successful downtown. We have entertainment and dining, a general store (Millers) for last minutes purchases, service businesses and some specialty retail stores. All of these could use additional parking. Solve the parking issue and Adam Smith's invisible hand will do the rest. How do you solve the parking ? The village must make every effort to expand the existing lots. It will not be easy, it will not be inexpensive. It has to be done if we want a thriving business district. Finally, I find your use of the race card both unfair and gratuitous. I think you can make a fair argument for you position without attemting to marginalize me as a racist.

Posts: 0 (09/08/06 07:15:12) Reply Quote More My Recent Posts Message Me Connection Blocking Invite Ignore User's Posts	I think it is totally disgusting that Mr. Penso is acting so aloof concerning a party he hosted on June 16th at Verdes catering Hall where a child got so drunk he passed out was unable to be revived and had to be taken to the hospital by ambulance having his stomach pumped for alcohol poisioning. Then we are told by him that our kids shouldn't ever have a MySpace account and bam, his kid has one and it is full of racial slurs, gang conotations, referecnces to alcohol and the excessive us of alcohol. All by underage children Is this who we want running our community? I think Not. Notice the press is not going near this one. They always seemem to be in his pocket anyway.

We are still waiting for your answer as to what type of store/business you want there and SPECIFICALLY what you would do to attract them But again the expansion of stores onto Broadway is a good thing and you are still mistaken about the dollar store. Yes your orginal and current arguments have racial overtones to them. Please tell us exactly waht is so bad about a dollar store. Will it take some business away from Millers- yes it will but residents need the low cost alternatives. When you mentioned some of the other retail establishments they have no parking at all. The dollar store has a few spots in front. If you don't like the store so much why don't you run up in front of the board and aks them to try to pass a law against it. We had Mr. Penso last meeting talking about passing potential illegal laws and daring people to sue us over them. But your hidden notion that Lynbrook is some how too good for a dollar store is ridiculous. The downtown area is tiny and can be seen as barely self suffificient for the stores we already have. We have had another store close up towards Vincents. Your talk about finiding another anchor type tenant and parking is completely incorrect as you can't see the issue. We are not looking and would never be able to attract a GAP or such store as the foot traffic there does not support that type of store. You need to look at what is already there and start changing your thinking. There is suffificient parking already available if you were to think a little more about what should go in the new store. You need to build on what is already around there. Get out of your car and take a look.

The DPW, the woman on 20 and even Cliffy. What is this guy's problem, I'm glad I don't wake up in the same house as he does! It looks beautiful. Also have to commend the committee on the design. It is a great way to remember and honor those lost. The engraved bricks were a great addition. It was wonderful seeing the families who bought those. It was also an eye opener to see who didnt buy them

Then you go and pull up the my space site for the trustees daughter and what do you see but references and use of the "N" word. References to women as "bitches" Numerous references to alcohol and uderage drinking Pictures of other individuals who appear not to be completely coherent If you can't teach your own children responsibility and civility then you shouldn't be teaching other children or trying to impose your viewpoints on the village. It is a complete disgrace the way Trustee Penquin has tried to portray one image but then when we see his family in action we see a different image.

Well Hyman David Pennsso. What do you have to say. Are you too busy to fix this or are you preoccupied with the opening of school, the many lawsuits you have placed the village in, serving alcohol to underage children, fending off lawsuits due to underage chlidren being fed alcohol at your Verdes party in June and having to go to the hospital for alcohol poisioning, badmouthing the others on the board.

The PTA parents know what has been happening to the kids for months, muggings, underage drinking, drug arrests. If you don't know maybe you should ask Dave. Be carefull when you mention underage drinking, he is a bit touchy about that one.

If so, that's your opinion and you are welcomed to it. I maintain my belief that a dollar store adds nothing to the central business district. I think most residents would agree with me. The anchor of the downtown district is the movie theatre. There will not be a second anchor store or business for one reason,parking or I should I say the lack of adequate parking. A second anchor would require an investment by a major retailer. They will not make that investment unless they are confident that their customers will have reasonable parking options. That does not exist at the present time.If you want to attract financial services or high tech offices, the parking limits the areas growth potential. You ask for ways to attract businesses to Lynbrook. Fix the parking first. I find your response to my statements quite provincial. We lack the capacity to accommodate a secondary anchor. Now who is being unrealistic?

You keep saying it brings nothing to the downtown. It brings people and savings. Just like the old Woolworths stores it gives people a choice and saves them money. There is nothing wrong with that. There is no specific type of store that is perfect but this store will do well and the majority of shoppers will be Lynbrook residents. The store has over a dozen parking spots in their little lot and will not be a traffic problem. With regards to the second anchor store - it shows how little you know. Lynbrook will never be able to attract a large chain store regardless of the parking situation. There just isnt a big enough sotre to satisfy their requirements. There also does not need to be more parking added for the second anchor store. You are still looking past what we already have in the area there. We need to build on what we have rather than try to expand into what we are not. Keep trying but your continued push against the small dollar store shows you for your racial insecurity.

The question put me was was how do we attract a secondary anchor store to the downtown district. My answer is additional parking. Without it, the district can not attract new investment. That begs the question; what is an anchor anyway? A destination retailer, technology company or financial services firm would be a nice boost for our downtown. Problem is, you guessed it, they all need parking. Fortunately there are solutions. Remember downtown Lynbrook in the mid '90's? It looked like a depressed area. The Scarpato administration worked with the chamber of commerce to effectuate real improvement. That can happen with parking if the government,investors and the established business community work together.
